Garage Door Won’t Close All the Way

A garage door that stops partway down, reverses before it reaches the floor, or sits two inches off the ground is almost always reacting to one of four things: a misaligned or dirty safety sensor, a broken or weakened torsion spring, a limit-switch setting that’s drifted, or a track obstruction the door can’t clear. The fix is usually straightforward once a technician identifies which one is at fault.

Most of the time this problem shows up suddenly – the door worked fine this morning and now it won’t cooperate. That’s normal. Springs weaken gradually and then let go. Sensors drift over time or get bumped by a vehicle pulling in. Limit switches drift too, especially after a power outage. Why It Happens

Misaligned or Dirty Safety Sensors

Every garage door opener made after 1993 has a pair of photo-eye sensors mounted a few inches off the floor on each side of the door. When these sensors lose alignment with each other – or when a lens gets coated in dust, a cobweb, or dried mud – the opener interprets it as an obstruction and refuses to close. The telltale sign is a blinking opener light (usually the light on the motor unit flashes repeatedly) and a door that either won’t budge or reverses immediately after you push the button. Look at both sensor housings: if the indicator light on one of them is off, dim, or amber instead of solid green, misalignment is the likely culprit.

Broken or Failing Torsion Spring

The torsion spring – the large horizontal spring mounted above the door on the header wall – is what actually carries the door’s weight. When it breaks, the opener motor can’t compensate for the full weight of the door and either stalls partway or the door drops faster than it should on the way down. You may have heard a loud bang from the garage when it gave out, and if you look at the spring you’ll often see a visible gap in the coil where it separated. Do not attempt to operate the door manually or touch the spring assembly. Torsion springs are under extreme tension and cause serious injury when handled without the right tools and training. Limit Switch Out of Calibration

The opener’s limit switch tells the motor how far to travel before stopping. When it drifts – something that happens gradually and is often accelerated by power surges – the door may stop short of the floor, reverse when it touches concrete (because the motor thinks it hit an obstacle), or close unevenly. If the door consistently stops at the same spot a few inches up, and the sensors appear fine, a limit-switch adjustment is a strong candidate. The adjustment is done at the motor unit and takes a technician a few minutes once everything else is ruled out.

Track Obstruction or Damaged Rollers

Something in the track – a pebble, a piece of insulation that fell loose, a bent section of track, or a roller that’s cracked or seized – will stop the door at the same point every time. Listen for grinding, skipping, or a visible shudder as the door travels down. Run a visual inspection of both vertical tracks from a safe distance. If you can see debris, you can sometimes clear it without touching the spring system. A bent or dented track section, or a roller that’s jumped the track, needs a technician.

What to Do Right Now

  • Stop cycling the door. Repeatedly pressing the button while the door is struggling stresses the opener motor and can worsen a spring or cable problem. Give it one or two tries to confirm the symptom, then leave it alone.
  • Check the sensor lights. Walk to each sensor at floor level on either side of the door. Both indicator lights should be solid and the same color. If one is blinking, off, or a different color, gently wipe the lens with a dry cloth and see whether a nearby object – a broom handle, a trash can, a garden hose – is breaking the beam.
  • Look at the spring above the door. From a safe distance, look at the horizontal spring on the header wall. A visible gap or separation in the coil means it’s broken. If you see this, do not touch it, do not disengage the opener, and do not try to use the door manually. Call for service.
  • Photograph where the door stops. A photo showing exactly how far the door travels before stopping – and a photo of the sensor lights and track – gives your technician a head start and speeds up the diagnosis on arrival.
  • Secure the opening. If the door is stuck partially open and you need to leave, use a padlock on the manual lock bar if your door has one, or back a vehicle into the opening to deter entry. Don’t leave an unsecured gap overnight if you can help it.
